A clear process

From address to a confident next step

You do not need to understand zoning or permitting to get started.

01

Enter the address

We locate the property and identify its jurisdiction, lot size, use, and available zoning details.

02

Read the preliminary result

See a Promising, Needs Review, or Unlikely result with the reason behind every signal.

03

Request human review

Choose the $200 reviewed report when you want property-specific notes and a written next-step plan.

What the $200 review includes

A real review—not just an automated answer.

We check the preliminary result, identify the government authority that controls the property, and organize the issues you should resolve before paying for design work.

01

Human zoning review

A person reviews the public-record result and obvious eligibility signals.

02

Property notes

A clear summary of the zoning, lot, jurisdiction, and items still requiring confirmation.

03

Recommended next actions

A written path for speaking with a designer, engineer, contractor, HOA, city, or County when applicable.

Important to understand

Screening is not the permit.

ADU IQ helps with research, intake, reporting, and project coordination. Final plans, permit applications, inspections, and approval must be handled through the correct government authority and qualified professionals. Those services are separate from the $200 reviewed report.

Common questions

Before you begin

Does the website approve my ADU?

No. The free result and $200 review are preliminary. Only the correct city or Miami-Dade County can approve plans and issue a permit.

Does the $200 include plans or permit filing?

No. It includes a human-reviewed property report and recommended next actions. Design, engineering, surveys, permit filing, government fees, and construction are separate.

What happens after I submit my information?

ADU IQ receives your property and contact information, reviews the request, and contacts you about the report and payment.

What if my property is inside a city?

The city may have different ADU rules. The result will identify that a local zoning review is needed rather than treating County rules as final.
